Now move into your dream home on the promised date

If there is one place in the world where you feel safe and secure, no matter what, it is your home. No wonder then, that people invest their hard-earned money in buying a place they can call their own. From taking loans of significant amounts from banks to researching about builders, from monitoring the day-to-day progress of the construction to getting all requisite documents in place, they take great pains to ensure that their dream home does not just remain a dream. From the day they book the flat to the day it gets ready, they are involved in each and every aspect of their prospective home.
An emotional investment
Buying a home is not just a financial investment, but an emotional journey as well. However, there are occasions when things do not go as planned. Ongoing construction projects sometimes get stalled or happen at a pace slower than expected (for various reasons), thus delaying the delivery date. This can get very frustrating for the home buyer who has invested his money, time, energy and emotions in his prospective dream home. Many a time, the wait is agonizing and endless. There are occasions when the builder would have moved on to newer projects, while the stalled one would continue to remain stuck. This leaves the buyer in a helpless position with all his money caught up in a stalled project.
A 2013 study by property consultant Jones Lang LaSalle (JLL) India showed that nearly 25 per cent of housing projects across India face delays when it comes to delivery. Some of the reasons that can be attributed to delays include problems with regulatory approvals, poor project management, lack of commitment and paucity of funds with construction companies. Other reasons could be shortage of labour, low levels of productivity among labourers and erratic availability of raw materials.
Whatever be the reason for the delay, the one who suffers the most is the home buyer. He not only suffers a financial setback, but an emotional one too. Not getting your house on time can have a domino effect on life’s other plans too and cause them to go awry as well. The bad part is in most such instances the consumer is powerless and has to resign himself to fate. There’s nothing much he can really do.
Heralding change
While delay in delivery of housing projects is a common occurrence, things are about to change if the latest initiative by Marvel Realtors is anything to go by. Their ‘Assured Delivery’ campaign aims to deliver homes to their customers on the committed date. This is not just an empty promise. If the company fails to do so, it will pay rent to the affected customers till the time their houses are given to them.
In order to ensure that nothing gets in the way of timely delivery of their projects, Marvel will start their construction only when all the requisite sanctions and permissions are in place. They are using their substantial industry experience to invest in technology that enables faster construction without compromising on quality. They also plan to undertake smaller phases within a project so that they don’t go back on their promise.
By way of ‘Assured Delivery’, Marvel aims to jolt the real estate industry out of its stupor and bring about a change in the way it treats project deliveries. Most of all, they want to gain the trust of home buyers and give them the peace of mind they deserve.

Kharadi's Amazing Work-life Balance
Kharadi has undergone
a 360 degree transformation, becoming one of the most preferred places to live
and work. It is extremely close to all the major business areas like Viman
Nagar, Kalyani Nagar and Alandi, all of which lie in its vicinity. Kharadi has
experienced tremendous growth in the last 5 years and the area has become quite
popular owing to a lot of reasons. The emergence of IT companies in Pune
changed the face of the city in many ways. Places less known started seeing
humongous development, construction of giant IT towers and residential colonies
to absorb the talent around. Kharadi is
becoming a preferred choice to buy a house because the airport and railway
station are both 9 kilometers away which is easily accessible. Given the nature
of work people these days, frequent travelling is feasible while staying in
this place. Many malls around like the Pheonix city and Inorbit Mall offer an
all inclusive store system which makes shopping for home and leisure both
convenient. The culture of this place is also very vivid with the young working
individuals, families and a lot of international flavour thrown in because of
overseas migrants.
IT
companies like Zensar, Tata Communication, Honeywell are present in Kharadi.
Education around this place like any other place in Pune is outstanding.
Prestigious schools like the Don Bosco and Bishops are located very close to Kharadi and this fulfills
one the most important criteria for parents. Aga Khan Palace lies nearby which
is a memorial to Gandhi and is a must see for tourists or curious people who
want to know more about the freedom struggle.
The culture and lifestyle of a family staying in Kharadi is
promising, progressive and very balanced. There is no dearth of facilities like
the gymnasium, sports clubs and entertainment around. Food is readily available
at all times because this place is burgeoning with hotels and restaurants day
by day.
Marvel Realtors have their projects all across the city and
Kharadi enjoys special attention owing to immense growth opportunities
here. Marvel Enigma, Citrine, Aquanuas,
Cerise are some of our completed and ongoing projects. With every development
Marvel tries to stay true to its beliefs by restoring balance in one’s life
with the right mix nature, luxury and comfort all under one roof.

The Transformation - Magarpatta
Commonly known as the satellite
township of Pune, Magarpatta has emerged as a commercial and real estate
delight for the city, from the village of Hadapsar. Magarpatta enjoys closeness
to areas like Kharadi, Hadapsar, Kalyani Nagar and Koregaon Park and some major
IT Parks like EON IT Park and Kharadi IT Park. The best and most unique thing
about the township, Magarpatta City, is that it is not made by taking land away
from the farmers but made by the farmers themselves.
Magarpatta proudly has a
state-of-the-art Cybercity, with top-class facilities, which includes 12 towers
and some new SEZ towers. Some of the major IT giants which are found in Magarpatta
are BNY Mellon, Accenture, IGATE, Mphasis, SYBASE, Amdocs, HCL Technologies,
amongst the many. Apart from being an IT hub, Magarpatta also has fairly decent
commercial complexes, the most visited of them being Destination Center, The
Magarpatta City Seasons mall and Mega Center.
A very distinct thing about the
various residential projects in Magarpatta is that they are all named after the
word ‘flora’, giving the area uniqueness and some uniformity. The emergence of
Magarpatta City has been extremely instrumental in the growth of the area,
making it one of the choices for people to move to or invest in, for
residential purposes. Another reason why Magarpatta is gaining awareness is
because it is close to Amanora Mall in Hadapsar, which is perhaps Pune’s most
beautiful and expansive shopping mall.
Magarpatta offers a range of temples
to visit for tourists, along with some great places to eat and hangout, like
TGI Friday, Oakwood Premier Bistro, Cocoparra, RushHrs, The Waffles Hut, along
with many more cafes and lounges in Hadapsar and Koregaon Park, which are a
5-10 minute’s drive from Magarpatta.
Marvel Realtors have a number of
existing and upcoming projects in Magarpatta like Marvel Bounty and Marvel Kyra
which have and will redefine the homes and lifestyles of their investors,
giving them the joy of living.

The Success Story of Viman Nagar
Viman Nagar, the area which gets its
name from the nearby military airstrip which serves as Pune’s Domestic and
International airport, was referred to as Dunkirk Lines, during the
pre-independence times. The proximity to the airport and Koregaon Park has been
an instrumental element in success story of this place, making it one of the
most desirable places to live and visit in the city. Very few areas in Pune
have enjoyed this kind of growth and acceleration, which is why Marvel Piazza
is all set to add more magic to Viman Nagar.
Viman Nagar and Nagar Road almost co-exist;
they are incomplete without the other. While Viman Nagar offers some of the
most sought-after and beautiful residential places & complexes in the city,
to which further beauty will be added by Marvel Piazza’s luxury apartments and
pent houses, Nagar Road is one of the biggest hubs for commercial markets,
making it a very prime location for commercial establishments, so much so that
in today’s date Nagar Road has the highest number of Five star hotels like
Radisson Blue and Shopping malls, particularly Phoenix Market City and Inorbit
Mall.
Following the city’s success in
emerging as a budding IT hub, Viman Nagar further became one of the few areas
in Pune where the city saw its first real estate high, along with Koregaon
Park, with real estate prices skyrocketing each year, making the area one of
the few posh areas to live in. The introduction of Marvel Piazza will add more
grace to the area by presenting a life which was only in dreams until now.
The area has much more to offer than you can
explore, with new cafes & lounges opening every month, making it one of the
hotspots for the young crowd. The must visits in terms of tourist spots in
Viman Nagar include The Viman Nagar Ganesh Temple, Shri Paddigambar Mandir, and
the very famous Somnath Mandir.
In terms of some of the best cafes
and clubs in the area, The Irish House Café, Atmosphere 6, The Eye Club, The
Flying Saucer Sky Bar, Perks & Brews and Rude Lounge are definitely worth
your time and money. Other famous hangout spots include Faaso’s, Largo
Pizzeria, Chilli’s, Malaka Spice, BluO, Mamboz amongst the many.
So basically, Viman Nagar has
provided Pune the much needed mileage in terms of crowd, food joints, shopping
complexes, real estate, all of which has helped Pune in becoming the first
choice for students and young working professionals to make it their first
choice for the city to live in.

Pune – The Cosmopolitan Capital of India
Pune, often referred to as the
“Oxford of the east”, is one of the top cities in the country to live in. It is
also called the Cultural Capital of India as it is home to people of different
cultures, bringing in a lot of cultural diversity. The city is located in the
western end of the Deccan plateau, hence called the “Deccan Queen”. It is also
talked about for its beautiful weather all over the country, which ranges
between 15-35 degree centigrade throughout the year.
Pune is one of the faster growing
cities in the country, not only in terms of infrastructure and development, but
also as a tourist destination and with respect to education. The city holds the
record for having the highest number of Engineering colleges in a given city. Koregaon
Park, one of the poshest areas in the city is house to a lot of Europeans. Many
working professionals are making Pune their first choice when it comes to
choosing cities or settling down, which is why it is emerging as the new
Cosmopolitan city of the country. All these factors have been instrumental in
increasing real estate prices in the city, while the country is facing a
slowdown in real estate.
The growing popularity of the city
can also be explained by the increasing number of job opportunities it presents
to people, especially the youth. Pune has the highest number of Public sector
and Government organizations in the city. It also enjoys the privilege of
having the most number of IT companies in the country, even more than
Bangalore, which results in the city enjoying the highest per capita income.
Studies suggest that Pune has been
ranked the 2nd best city to live in, in the country, providing the
best quality of life by offering a perfect balance between a fast paced metro
city and a small city. One key highlight of the city is the OSHO Commune
International, which is one of the most coveted organizations for meditation,
and a must visit if you come to Pune. It is located in the outskirts of
Koregaon Park, another instrumental factor in westernizing Pune, as it attracts
a lot of people from other countries.
Since
the opening of the Mumbai-Pune Expressway, life has changed for the residents
of Pune in terms of comforts and opportunities. It has considerably reduced the
travel time between Pune and Mumbai and made transport and professional lives
easier.
Pune has been showing the highest record of
growth in the last one or two decades. The expansion and growth Pune has
witnessed has also lead to rise in real estate prices in the city as the
aspirational factor of living in one of the best city has increased. Written by: Sejal Goyal

Koregaon Park, Pune : You Can Never Have Enough of it
Just like every city, where the
southern part of it is the swankiest and most expensive, Pune brings to its
dwellers Koregaon Park, located in the south. Koregaon Park is deemed to be one
of the most prestigious areas in the city, with some sprawling bungalows and
many high-end luxurious, high-rise apartments and many more under construction.
It is a very posh and upmarket area housing mostly the upper middle class and
affluent people, who have a lot of disposable income to splurge, and choose to
have a classy lifestyle and some visible attitude just like our project located
in Koregaon Park, Marvel Exotica, only for those who do not like to compromise
in living standards.
While passing by the lanes of
Koregaon Park, you will see some of the hugest and beautiful bungalows of the
city, which clearly show the taste and class of the people living in the area,
Marvel Exotica will give new definitions to the tastes of people. It is of no
surprise that Koregaon Park has become one of the costliest areas in Pune in
terms of real estate prices in Pune, with Kalyani Nagar being in close
proximity, increasing housing and commercial property rates all the more. Also,
the area offers some of the best restaurants, pubs, lounges, cafes, designer
houses in the city, attracting people from all spheres of life.
However, for a person who is new to
Pune, Koregaon Park just translates to German Bakery, which is a very
significant attraction in itself. The place has a legacy of serving light
snacks, along with a wide range of mouth-melting cakes and puddings. It has
almost become like a compulsory stopping point whenever one visits Koregaon
Park. But, over the years, many new restaurants, hotels and lounges like The
Westin, Mad House Grill, Oakwood Hotel, The Yogi’s Tree, have become an
attraction for locals to hangout, giving stiff competition to German Bakery.
Another feather in Koregaon Park’s
hat has been the establishment of the Osho Commune, which has transformed the
area beyond recognition and expectations. It has become a hub for travellers
from across the world, contributing 6% Europeans to Pune population. The Osho
Commune has given a unique identity and edge to Pune, particularly Koregaon
Park, making it a must visit at least once.
Koregaon Park’s close proximity to
the IT hub of Pune, Kalyani Nagar, Pune City Railway Station, Pune
International Airport, and presence of premium quality educational
institutions, are also factors contributing to its fast development and growing
infrastructure, which has in turn increased demand and real estate prices for
residential and commercial projects for which we bring in our most
top-of-the-line luxury apartments, Marvel Aurum.

8 Ways to use LED Lighting for Homes

how to decorate homes, How to use LED Lighting for homes, LED Lighting for homes
No comments
For years lighting was one interior
designing tool which was highly underestimated until recently when the craze of
LED lighting in homes has begun and everybody is incorporating it. These lights
offer a lot of advantages and very few disadvantages, probably none, which is
why the trend of LED lighting in doing up homes has caught on and is here to
stay for a long time. One of the most important and differentiating advantage
is that they are far more versatile and efficient than other lights such as
incandescent bulbs or fluorescent lights. Another advantage being that these
lights produce heat but do not radiate it out like other decorative lights.
They say good lighting is about creating
layers of different lighting effects. It is believed and even observed that
good and apt lighting can create magic in the simplest and most boring corners
of your house. Perfect lighting can make a normal shower feel very dramatic and
relaxing, it can bring out the textures in walls, basically objects start
speaking if there is adequate lighting in the house, and what better if the
lighting comes at a very minimal cost as opposed to other kind of lights.
So here we present to you, some
unique and never used before ideas for lighting up your homes for it to have a
personality and make a statement of its own.
- Highlighting: Gone are those days when the world was recently introduced to the concept of False ceilings embedded with tiny LED lights and every other person made sure that their master bedroom and living room had them. Instead of that, highlight key corners, paintings, showers, textures of walls, or some parts of the wall or ceiling. As they say, less is more nowadays.
- Be creative: Somehow these LED lights look the best when mixed with a tint of innovation and creativity. As opposed to hanging strings of these lights they could be put in used wine/rum bottles and placed at strategic places in groups of 4-5 displayed on different levels of height.
- Color Kinetic LED lighting: So this is one new technique of using LED lights. It involves placing LED strip lights behind or below the glass which are sort of hidden or do not appear to be like normal glass. This is most widely used in kitchens (slabs) or for cupboards. Also, the invisibility of the lights makes it look more attractive and desirable.
- Ribbon lighting for the courtyard: Not only should you make the inside of your house bright with lights, but also the garden and the swimming pool/recreation area, and do it differently for your home. If the area has raised decks or stairs, a ribbon LED light could be pasted on each of them or probably add light strips to the edges of your walls. Along with the ribbon LEDs, one can also add the normal LED lights inside the swimming pool to make the entire experience visually relaxing and attractive.
- Make shadows: LED lights these days are used in a way such that they are made to fall on an object and the object creates a shadow on the floor or the wall. Whichever lights you use, be it ribbon strips or other strips, make sure that they cast a shadow on any permanent object.
- Pendent Lights: One of the most common latest trends for LED lighting has been the usage of Pendent lights or suspending lights from the wall. Apart from installing small circular LED lights in the ceiling, suspend two or three pendant lamps and attach them from the ceiling or probably use a chandelier. This should be done mostly over kitchen slabs or in dining halls.
- 7 Crazy lights: We have always believed that water is blue in color. What if one day you open your tap and you see green or red colored water flowing into your hands. This can actually be true using some of our LED lights and fixing it in the water faucet. Special units called Single hole spring LED lights are used for the same.
- Let the Furniture shine too: One of the very trendy and recent trends has been to give a new look to your furniture by fixing it up with LED lights around the edges or corners or even make LED panels with patterns. Mostly dining tables, sofas and beds are being transformed by using LED lights.
