Koregaon Park, Pune : You Can Never Have Enough of it

5:00 AM Posted by Unknown , , No comments

Just like every city, where the southern part of it is the swankiest and most expensive, Pune brings to its dwellers Koregaon Park, located in the south. Koregaon Park is deemed to be one of the most prestigious areas in the city, with some sprawling bungalows and many high-end luxurious, high-rise apartments and many more under construction. It is a very posh and upmarket area housing mostly the upper middle class and affluent people, who have a lot of disposable income to splurge, and choose to have a classy lifestyle and some visible attitude just like our project located in Koregaon Park, Marvel Exotica, only for those who do not like to compromise in living standards.

While passing by the lanes of Koregaon Park, you will see some of the hugest and beautiful bungalows of the city, which clearly show the taste and class of the people living in the area, Marvel Exotica will give new definitions to the tastes of people. It is of no surprise that Koregaon Park has become one of the costliest areas in Pune in terms of real estate prices in Pune, with Kalyani Nagar being in close proximity, increasing housing and commercial property rates all the more. Also, the area offers some of the best restaurants, pubs, lounges, cafes, designer houses in the city, attracting people from all spheres of life.

However, for a person who is new to Pune, Koregaon Park just translates to German Bakery, which is a very significant attraction in itself. The place has a legacy of serving light snacks, along with a wide range of mouth-melting cakes and puddings. It has almost become like a compulsory stopping point whenever one visits Koregaon Park. But, over the years, many new restaurants, hotels and lounges like The Westin, Mad House Grill, Oakwood Hotel, The Yogi’s Tree, have become an attraction for locals to hangout, giving stiff competition to German Bakery.

Another feather in Koregaon Park’s hat has been the establishment of the Osho Commune, which has transformed the area beyond recognition and expectations. It has become a hub for travellers from across the world, contributing 6% Europeans to Pune population. The Osho Commune has given a unique identity and edge to Pune, particularly Koregaon Park, making it a must visit at least once.

Koregaon Park’s close proximity to the IT hub of Pune, Kalyani Nagar, Pune City Railway Station, Pune International Airport, and presence of premium quality educational institutions, are also factors contributing to its fast development and growing infrastructure, which has in turn increased demand and real estate prices for residential and commercial projects for which we bring in our most top-of-the-line luxury apartments, Marvel Aurum.

A rich, aspirational and pompous area, Koregaon Park has become the most desirable place to live in, owing to the facilities, choices and luxuries that it offers.

8 Ways to use LED Lighting for Homes

For years lighting was one interior designing tool which was highly underestimated until recently when the craze of LED lighting in homes has begun and everybody is incorporating it. These lights offer a lot of advantages and very few disadvantages, probably none, which is why the trend of LED lighting in doing up homes has caught on and is here to stay for a long time. One of the most important and differentiating advantage is that they are far more versatile and efficient than other lights such as incandescent bulbs or fluorescent lights. Another advantage being that these lights produce heat but do not radiate it out like other decorative lights.

They say good lighting is about creating layers of different lighting effects. It is believed and even observed that good and apt lighting can create magic in the simplest and most boring corners of your house. Perfect lighting can make a normal shower feel very dramatic and relaxing, it can bring out the textures in walls, basically objects start speaking if there is adequate lighting in the house, and what better if the lighting comes at a very minimal cost as opposed to other kind of lights.

So here we present to you, some unique and never used before ideas for lighting up your homes for it to have a personality and make a statement of its own.

  1. Highlighting: Gone are those days when the world was recently introduced to the concept of False ceilings embedded with tiny LED lights and every other person made sure that their master bedroom and living room had them. Instead of that, highlight key corners, paintings, showers, textures of walls, or some parts of the wall or ceiling. As they say, less is more nowadays.
  2. Be creative: Somehow these LED lights look the best when mixed with a tint of innovation and creativity. As opposed to hanging strings of these lights they could be put in used wine/rum bottles and placed at strategic places in groups of 4-5 displayed on different levels of height.
  3. Color Kinetic LED lighting: So this is one new technique of using LED lights. It involves placing LED strip lights behind or below the glass which are sort of hidden or do not appear to be like normal glass. This is most widely used in kitchens (slabs) or for cupboards. Also, the invisibility of the lights makes it look more attractive and desirable.
  4.  Ribbon lighting for the courtyard: Not only should you make the inside of your house bright with lights, but also the garden and the swimming pool/recreation area, and do it differently for your home. If the area has raised decks or stairs, a ribbon LED light could be pasted on each of them or probably add light strips to the edges of your walls. Along with the ribbon LEDs, one can also add the normal LED lights inside the swimming pool to make the entire experience visually relaxing and attractive.
  5.  Make shadows: LED lights these days are used in a way such that they are made to fall on an object and the object creates a shadow on the floor or the wall. Whichever lights you use, be it ribbon strips or other strips, make sure that they cast a shadow on any permanent object.
  6. Pendent Lights: One of the most common latest trends for LED lighting has been the usage of Pendent lights or suspending lights from the wall. Apart from installing small circular LED lights in the ceiling, suspend two or three pendant lamps and attach them from the ceiling or probably use a chandelier. This should be done mostly over kitchen slabs or in dining halls.
  7. 7 Crazy lights: We have always believed that water is blue in color. What if one day you open your tap and you see green or red colored water flowing into your hands. This can actually be true using some of our LED lights and fixing it in the water faucet. Special units called Single hole spring LED lights are used for the same.
  8. Let the Furniture shine too: One of the very trendy and recent trends has been to give a new look to your furniture by fixing it up with LED lights around the edges or corners or even make LED panels with patterns. Mostly dining tables, sofas and beds are being transformed by using LED lights.

MINIMALIST APPROACH TO INTERIORS

“You are what your HOME is”- Your house is a reflection of your personality and lifestyle. Less is more has become the new mantra when it comes to interior decoration and everyone around is embracing this minimalistic approach associated with it with great enthusiasm. True minimalists only hold on to the objects that are most essential to their survival. People are getting very creative about using their space in a way that it looks welcoming and spacious at the same time. Gone are those days when show pieces, murals and paintings cluttered around the living room. It’s no more about quantity but about selecting the right accessories that make a bold and classy statement. Now every element of the interior is carefully chosen and placed intelligently so that it doesn’t block the natural sunlight and free space for movement of people and fresh breeze in the house.

Colour, architecture, artwork, furniture, light and optimization of space all have immense importance in the minimalist sense of designing. Selecting the right furniture is like choosing a piece of pristine art. Having a careful eye to details and dimensions is vital while making these choices is imperative. Using light colours like white, off-white, and beige on walls reflects more light, thus giving an illusion of a bigger space. Taking a neutral palette for home furnishings makes the showpieces stand out, grabbing eyeballs to their contours. Modern architecture is all about function and not form.  It praises sleek smooth surfaces, bold geometric designs, a neat layout and enough space so that everything gets noticed.  Some ways you can tap your home better is by creating space to start with, keeping furniture to a minimum, organising storage, carefully choosing decor accessories and adding color where needed.

It has also been proven that lighting, space and room design has a huge impact on how one feels. It automatically makes one feel up, open-minded and gives a sense of clarity. Minimalistic approach encourages using the house space optimally and having as much as only necessary around. This way the home looks elegant, uncluttered and more welcoming. This also makes the house more manageable in terms of cleaning and maintenance. The green wave has touched interiors too and homes can’t help but being influenced by it. A home which believes in less is more also can integrate green practises for energy conservation very well.
